  1. Registering and licensing the property in compliance with requirements of the City of Philadelphia. Owners are responsible to provide agent with fully completed license application.
  2. Showing all available vacancies.
  3. Securing of deposit and complete credit application from prospects.
  4. Verifying all pertinent credit and rental references.
  5. Preparation of leases and collection of deposit monies. Deposit monies to be placed in escrow account according to governmental regulations.
  6. Distribution of security deposits in accordance with governmental regulations.
  7. Prompt collection of rents and other monies due.
  8. Diligently pursuing delinquencies and instituting legal action for eviction and possession, if necessary. Eviction costs paid by Owner.
  9. Handling tenant inquiries or maintenance problems.
  10. Supervision of repair work and payment of repair bills.
  11. Inspection of vacant units.
  12. Obtaining estimates for rehabilitation, redecorating or any other major repair work, providing there are available funds.
  13. Contracting for janitorial, exterminating and other required services.
  14. Payment of mortgage, real estate taxes, water/sewer rents, and other bills relating to the property, providing there are available funds.
  15. Provision of monthly statement showing all collections and disbursements accompanied by net proceeds check.

(All licensing, governmental and leasing fees shall be deducted from owners income and shown on statement. It is the owner's responsibility to notify all parties concerned of change of address regarding mortgage payments, tax bills, water bills, utility bills, etc.)
