  1. PROPERTY MANAGEMENT: Managing your property is not a sideline, part time business or a distraction to us. We do not specialize in sales. Managing your property is our full time business.
  2. EXPERIENCE: Our property managers and licensed agents have over 80 years of combined experience in property management. Some have advanced degrees and additional experience in other areas of business as well.
  3. STAFFING: We have a full time staff of (8) eight employees and agents, with (4) four located in the Art Museum Office.
  4. PERSONAL SERVICE: When you, your tenants, or prospective tenants contact us during business hours, a person, not a machine, answers the telephone.
  5. HOURS: Our Art Museum office is staffed 10 hours daily starting at 7:00AM. During the rental season we extend our hours to 7:00PM several evenings per week, and on Saturday mornings.

  a. Our web site is used as a tool to lease apartments with actual available listings updated weekly and includes valuable leasing information to prospective tenants.
b. Descriptions, pictures and maps of each upcoming rental are available on our web site.
c. It provides important information on moving in, maintenance, and handling emergencies.
d. It includes links to all local utility companies as well as SEPTA.
  7. LEASING: We do it all!
  a. Place your advertising and list you on the Internet.
b. Respond to each inquiry though phone and email
c. Make appointments and show your property to interested and qualified parties.
d. Accept applications, and verify credit history, landlord and income references.
e. Prepare and execute the lease on your behalf.
f. Establish escrow accounts for your tenants as prescribed by law.
  8. LOW VACANCY RATE: Most of our units are rented for the 1st day following lease termination. If we are managing your property, our painters, cleaners, etc will work early, late and weekends to prepare a property in time to avoid a vacancy.
  9. MAINTENANCE: For managed properties, we have a full range of qualified, licensed and insured contractors to handle any problem from roofing and plumbing, to gardening and snow removal.
  10. FAST REPAIRS: Because we begin taking repair calls at 7:00AM, many repairs are made the same day. Most of the rest are made the next business day. Fast repairs means higher tenant retention and lower turnover costs for you.
  11. EMERGENCY SERVICES: 24 Hour emergency services are available for our managed properties.
  12. FLEXIBILITY: We can provide the full range of management services, or leasing only, as you need.
  13. RECORD KEEPING: For managed properties, your bookkeeping is done for you. Detailed statements are prepared and sent monthly along with your rental payments. Each statement shows every penny of income and expense, both month to date, and year to date. Your December statement will show the year’s income and expenses.
  14. REFERENCES: We will supply you with as many references as you wish.
  15. LOCATION! LOCATION! LOCATION! We are the only full time property management company with an Art Museum Area office. We know the market. We know the neighborhood, and our proximity to your property gives us a BIG advantage in getting it rented, and maintaining it for you.

(All licensing, governmental and leasing fees shall be deducted from owners income and shown on statement. It is the owner's responsibility to notify all parties concerned of change of address regarding mortgage payments, tax bills, water bills, utility bills, etc.)
